Every Dutch developer knows the parking norm. Fewer know that in Rotterdam's centre it has quietly flipped. For a home under 40 m² the city asks for 0.1 car and two bicycles. Our first house sits inside a building from the office years, with a garage underneath built for a few hundred cars. The obvious plan was to keep it and bolt a bike store onto the side. We are doing the opposite. One car place fits six to eight bicycles. The garage is the bike store. Lit, dry, inside the gate, with a pump, a workbench and a place for the cargo bike. In Rotterdam this is the front door, because this is how you arrive.Ons eerste huis zit in een gebouw uit de kantoorjaren, met daaronder een garage voor een paar honderd auto's. Het voor de hand liggende plan was die te houden en er een fietsenstalling tegenaan te zetten. Wij doen het omgekeerde. Op één autoplek passen zes tot acht fietsen. De garage is de fietsenstalling. Verlicht, droog, binnen de poort, met een pomp, een werkbank en een plek voor de bakfiets. In Rotterdam is dit de voordeur, want zo kom je thuis.

It is also the honest reading of the place. Rotterdam Centraal is eleven minutes on foot. Four tram stops and a metro station within five. Forty-five bars and four gyms within five minutes, so we build neither. Not one coworking space within ten, so the workroom earns its square metres. At nine in the evening six percent of the shops on the street are still open; the street empties and our residents come home to it. One in four evening walks home is wet. Om negen uur 's avonds is zes procent van de winkels in de straat nog open; de straat loopt leeg en onze bewoners komen erin thuis. Een op de vier avondwandelingen naar huis is nat. That is why the gate, the light in the laundry window and the bike store matter more here than a swimming pool would. A home is not the 27 m² behind the door. We measure this. Bike store occupancy, arrivals by hour, how many people stop at the host desk on the way in. Boring numbers. They are the ones that tell you whether a building is lived in or just occupied.We meten dit.
