Every co-living brochure has a rooftop with fairy lights. We looked at what people actually do in a building and found the laundry.Elke co-living-brochure heeft een dakterras met lichtslingers. Wij keken naar wat mensen in een gebouw echt doen en vonden de wasserij.

A 27 m² home has no room for a dryer. So every resident, every week, carries a bag downstairs. That is not a lifestyle extra. That is a need, and a need is the only reliable way to get people into the same room without a programme, a newsletter or a community manager with a clipboard.Een woning van 27 m² heeft geen plek voor een droger. Dus draagt elke bewoner, elke week, een tas naar beneden. Dat is geen lifestyle-extra. Dat is een behoefte, en een behoefte is de enige betrouwbare manier om mensen in dezelfde ruimte te krijgen zonder programma, nieuwsbrief of community manager met een klembord.

So we made the laundry the front room of the house. The host desk is in it, and the parcels. Good machines, numbered. A table for twelve. Coffee all day. The window on the street lit at night, so the walk home ends somewhere warm. Bring dinner, stay or not. Nobody organises anything.Dus maakten we van de wasserij de voorkamer van het huis. It is the first shared room we finish in every house we build, before the model home, before the courtyard. In the buildings we run for other owners it is the first room we open. From May to September the courtyard carries the shared life. The other seven months, this room does.Het is de eerste gedeelde ruimte die we afmaken in elk huis dat we bouwen, vóór de modelwoning, vóór de hof. It also carries the model. People who know their neighbours stay longer. People who stay longer cost the building less. Every departure is a month of rent and a make-ready; in a building of 250 homes where people stay eighteen months, that is around 170 departures a year. If they stay thirty, it is a hundred. The difference is a laundry café with a host in it.Het draagt ook het model. Wie zijn buren kent blijft langer. Wie langer blijft kost het gebouw minder. We did not invent this. Hotels have known for a century that the lobby is the product. We just put the washing machines in it.We hebben dit niet bedacht. Hotels weten al een eeuw dat de lobby het product is. Wij hebben er alleen de wasmachines in gezet.
