Everyone rents. We sell.Iedereen verhuurt. Wij verkopen.

Eight operators in Rotterdam build for people between study and family. All eight rent. We looked at why, and decided to do the other thing.

Renting is the easy model. You keep the building, you keep the rent, and every tenant who leaves is replaced by one who pays a little more. The spreadsheet likes it. It has one weakness: the person living there has no reason to stay and every reason to treat the place as a stop. Which is exactly how most of these buildings feel after year two.

Selling is the harder model. You have to find a buyer before the first brick, keep one price for everyone, finance the build without the comfort of a rent roll, and hand the keys to someone who can then do what they like. After that the building belongs to the people in it. That is the point.

Ownership changes the terms. A rent is a monthly argument you always lose. A mortgage is the same money with a different ending. Behind your own door the building stops having opinions: paint it, hang the bike on the wall, stay ten years or sell in three. Your own place, your own terms, is not a tagline. It is a deed.

It also changes the house. A building where every home is sold to a list is a building where everyone chose to be there, and where every departure is a sale to the next name on that list. Nobody moves in at random. The house keeps knowing who lives in it. That is what keeps a courtyard a courtyard, instead of a corridor with plants.

For the investor it is the cleaner deal: a development result, taken when the homes are sold, not a hold with a forecast stapled to it. For Settle it is the harder business, which is why nobody else in this city does it. We keep the list, the standard and the membership. The rest we hand over at the front door, with the key.

One honest caveat. Selling small homes to people on one income only works if the price is right, and the price is only right if the building is cheap enough to make and the shared rooms are few and good. That is a design problem, not a marketing one. It is the problem we chose.Eén eerlijke kanttekening.
